LAF Adjustment Factors
We offer a comprehensive service for determining LAF adjustment factors for multi-unit buildings. Our analyses are prepared individually for each property, taking into account its technical specifications, construction, and intended use.

What are LAF factors?
LAF adjustment factors are special corrective factors used in heating cost settlements in multi-family buildings. Their primary purpose is to account for differences in the thermal conditions of individual units, resulting from their location and the building's structural properties. Not all apartments in a building have the same thermal conditions – corner units, those on the top floors, or above unheated spaces lose more heat than middle apartments. As a result, without the application of LAF factors, residents of these units would incur unfairly higher heating costs.
The LAF factor corrects the readings of measuring devices (e.g., heat cost allocators), ensuring that the settlement better reflects actual technical conditions, and not just the consumption recorded by the device. In practice, this means a fairer distribution of costs, taking into account the building's parameters, rather than solely the individual behavior of users.
The analysis performed by VIVERNO includes a precise determination of differences in heat demand between individual units. This allows for a fairer settlement of heating costs, which takes into account the apartment's location within the building, its insulation, and other factors affecting energy consumption.
Our approach helps reduce disputes among residents and increases the transparency of the billing system.

Do you have any questions? We have the answers!
Is the calculation of LAF factors mandatory?
Yes. The determination of heat loss adjustment factors (LAF) is required by applicable regulations and is essential for the correct and fair settlement of heating costs (taking into account the location of premises within the building). In practice, when settling costs based on heat cost allocators or heat meters, the inclusion of such factors is mandated by current regulations and is considered a market standard.
Who should perform the LAF coefficient analysis?
This solution is primarily designed for housing communities, cooperatives, and property managers in multi-unit buildings.
What documentation is needed to determine the coefficients?
The most commonly required technical data includes: building plans, area, a list of units, basic information about building partitions, data concerning the heating system, and information about any thermal modernization works carried out.
What is the cost of calculating LAF coefficients?
The cost of preparing the coefficient analysis is determined individually. It depends, among other factors, on the size of the property, its complexity, and the number of units. A preliminary analysis is always conducted to prepare a tailored offer.
