What are LAF factors?

LAF adjustment factors are special corrective factors used in heating cost settlements in multi-family buildings. Their primary purpose is to account for differences in the thermal conditions of individual units, resulting from their location and the building's structural properties. Not all apartments in a building have the same thermal conditions – corner units, those on the top floors, or above unheated spaces lose more heat than middle apartments. As a result, without the application of LAF factors, residents of these units would incur unfairly higher heating costs.

The LAF factor corrects the readings of measuring devices (e.g., heat cost allocators), ensuring that the settlement better reflects actual technical conditions, and not just the consumption recorded by the device. In practice, this means a fairer distribution of costs, taking into account the building's parameters, rather than solely the individual behavior of users.
